Shops we found

Real shops for rent, checked online on 26 Oct 2026. Tap Try it to load one into the planner. Sizes marked * aren't in the listing, so we guessed 6 × 12 m. Go and measure! No listing says the ceiling height (we assume 3.5 m).

Numbers use the planner's prices at 75% full. Key money is included and never comes back. Facebook groups, Kaidee and "for rent" signs on the street often have cheaper shops.

Measure the shop

Use a tape measure or a laser. Measure the inside, wall to wall. Measure the ceiling at its lowest point (under beams, pipes or lights).

The money

Rental prices are the real SafeBox Pattaya prices. Build prices come from the Pattaya build. Items marked GUESS are guesses, so get a real quote.

New stores start empty and fill up over months. 75% is a fair "settled" number.

Thai leases often add 5–10% every 3 years. Check the real lease.

ROI = all the money made over the lease minus what you put in, divided by what you put in. IRR = the yearly interest rate the money earns, like a bank rate, counting when the money comes back. Before income tax. The shop deposit comes back at the end of the lease. The lockers are counted as worth nothing at the end, but they could be moved to a new shop. Other running costs go up 3% a year.

Prices are per month, + VAT, the same as SafeBox Pattaya (book.gosafebox.com, 26 Oct 2026). Money on this page is before VAT.
